The building ground, on which the complex is situated, faces south-east with a magnificent view to the ski runs and Snejanka peak (see map below). The payment structure allows the buyer of the property to apply for a loan for 70% of the purchase. Most of the banks that grant loans to foreign citizens for buying property allow pre-completion draw down of funds only when the building has reached rough construction.

The Stream Resort is delighted to have signed a contract with Credo Consult for the Rental Management of the full development after its completion. Credo Consult will be running various advertising campaigns such as, local and international advertisements in the press and travel media, internet advertising through our web site and our affiliated network. Credo Consult has teamed up with some of the leading local and international tour operators and travel agents promoting Stream Resort, which will guarantee the highest possible occupancy, giving you a good return on your investment.
The Rental Management will include the following:
1. On-site management & maintenance service - Credo Consult undertakes to provide the following:
- Organization of the internal order in the Building and the common parts;
- Technical maintenance of the common installations and equipment;
- Organizing outside security of the Complex;
- Organizing sanitary-hygiene service of the Complex and the common parts of the Building;
- 24 hour reception – meeting, check in and check out of the guests, all-stay-long assistance;
- Linen and towels change, apartment cleaning and supplies replenish;
- Assistance with the payment of the current bills for the development, all of the required tourist fees and tourist insurances;
- Assistance with the payment of the personal tax duties;
2. Payment and Reporting
- The total money flow is calculated for all apartments at The Stream Resort. The amount of all costs made and due for the payment of water, electricity, insurance, resort fee etc. shall be deducted from the total amount.
- Payments to apartment owners are executed every three months – our fees and reasonable expenses or liabilities incurred to reinstate the property to a condition appropriate to re-let the premises at its advertised standard are deducted from the amount;
- Afterwards the amount corresponding to a particular apartment, which should be forwarded, is calculated;
- Payments are executed to the owner’s bank account in Bulgaria or abroad;
- Management report – detailed report on the occupancy and the money flow shall be issued and sent upon execution of a payment.
3. Credo Consult Fees and Commissions:
- Maintenance fee - 7 EUR/ sq. m. yearly;
- Rental success fee - 15 % of the total rental income.
The Maintenance Fee is set at €7p/m2 payable annually. This is set for 3 years.

As a result of the additional investments and of the involvement of a specialized in the area of energy efficiency (EE) consulting company /CES AD; www.kes-sofia.com/ we managed to effect high energy efficiency indices for Stream Resort. The adoption of the latest heating methods using ecological and in the same time cheap fuel – wooden waste - will bring advantages to the owners of the building. Advantages as a decrease of the heating-related costs by up to 50% in comparison with the figures, corresponding to the commonly used electricity, clean and effective heating method, tax exemptions etc.
Under the Bulgarian legislation the buildings with high energy efficiency are granted Class A Certificate. Once this Certificate is acquired the owners of the building are exempt from local tax – so called tax on buildings – for a period of 10 years. The specialized consulting company we have been working with on the project is licensed perform audits and to certify buildings under the Bulgarian Energy Efficiency Law. Our co-operation shall exceed in time throughout the construction of the building and the finishing works till its putting into operation. After the building is fully constructed we shall proceed to work together in order to ensure all feasible technological solutions required for cutting down on the energy consumptions and costs.
The energy efficiency audits are aimed to identify the opportunities for reducing of energy consumption. They serve to determine the energy demand, the energy utility level and management practices, the level of meeting the energy efficiency standards, the economy of heat and heat storage in the facilities. The main idea of these audits is to find out for the consumers ways of improving their energy efficiency and to offer measures for its increase and for environmental protection.
The wooden wastes include scrap lumber, pallets, sawdust, tree stumps, branches, and twigs. They can be easily supplied through the sustainable forest management practices in the region and from the local wood industry and woodworking.
We are expecting to reduce the cost for heating the building and the hot water from EUR 500 to EUR 1000 per apartment per season. Additional savings are expected from the local taxes for the period of 10 years. All these will increase the return from the investment with about 2% annually.
